As Real Estate Professionals we often get asked what is happening in the market in and around Bloemfontein. We therefore decided to take a closer look as to the trends in our City of Roses.

For the purpose of this article we investigated the suburbs with the most sales for 2019 in terms of Full Title as well as in terms of Sectional Title units (in our next article) sold. We will only be looking at the number of units sold and registered in 2019 and will for now not focus on median prices within the said suburbs as well. All information related to our investigation were obtained from Lightstone.

So who were the top contenders for the most units sold when looking at full title? Names that come to mind includes Fichardtpark, Bayswater, Heuwelsig, Universitas as well as a few others. So lets dive in and see which suburbs took the top spot.

The number 1 spot was snatched up by Universitas with a total of 126 registrations for 2019. It can be noted that Universitas also held the top spot in 2018 as well.

Universitas:

Universitas is a well-established suburb with its claim to fame its proximity to the University. The suburb is currently also lucrative to investors as there are numerous student houses within the area.

Another aspect making Universitas quite popular is the fact that within its boundaries there are shopping centres, Tjokkies Primary School as well as the Universitas hospital as well as Private hospital. The suburb is also located close to other well known schools including Grey College, Eunice and Jim Fouche,

Universitas offers prospective buyers more options in terms of full title units although there are some sectional title units closer to the University.

The scond most units sold was found in the northern suburbs in the ever popular suburb of Dan Pienaar. Dan Pienaar saw a total of 87 registrations within this period.

Dan Pienaar:

Deemed as a very popular suburb, Dan Pienaar will offer you comfortable living close to all amenities as well as well known Schools.

Dan Pienaar is a tranquil yet very poular suburb and includes older houses as well as more modern properties. Within this suburb you will also find lovely upgraded homes.

Dan Pienaar is located near to many popular attractions. Some of these attractions include the Oliewenhuis Art Museum, movie theatres, family restaurants, sporting facilities including the Tempe Golf Course and gym. 

For the shopping enthusiast, Mimosa Mall is a mere 4km from Dan Pienaar.  Other shopping centres in the Dan Pienaar vicinity are the ever popular Preller Square Centre (accommodating Woolworths Foods and Crazy Daisy delicatessen), Preller Walk and Emily Hobhouse Square.

Kontiki pre primary, Willem Postma Primary School and Sentraal High School are all located within Dan Pienaar. Other schools conveniently close to this suburb are Grey College, Eunice High School, Brebner High School and Primary School, St Andrew’s School, Brandwag Primary School, Saint Michael’s School and Oranje Meisieskool, all within a 6km radius from Dan Pienaar.

Following closely in the footsteps of number two is Fichardtpark with a total of 80 registrations. Fichardtpark were the suburb with the second most registrations in 2018 but was taken out from this spot by Dan Pienaar in 2019.

Fichardtpark:

By far the most popular suburb to the south of Bloemfontein, this tranquil suburb offers mostly full title houses with a few sectional title blocks. The suburb boasts large family homes with pretty, well-kept gardens as well as several townhouse complexes and a popular retirement village.

Fichardt Park is a well-established suburb in the southern part of Bloemfontein and provides a serene environment for its residents. The suburb boasts large family homes with big and pretty, well-kept gardens and a popular retirement village.

This ever popular suburb ensures quality of living and has everything you need right on your doorstep including a hospital, retirement village, shopping centres with banking facilities, popular schools .

This suburb offers excellent value and all you need for convenient family living.

Other suburbs that followed closely included Bayswater, Langenhovenpark, Uitsig, Pellissier and Brandwag.

So why is it important to know these details? Well, knowing a suburb and the trends within the suburb will always make it easier when having to make a decision as to where to buy. It is not to say that suburbs with only one or two sales a year is necessarily bad but you might struggle to get your property sold if you ever wish to sell.
